How to quickly recognize a genuine nZEB apartment

  • Ask nZEB compliance report (who made it, date, what solutions it includes).
  • Check energy performance certificate (EPC): have a unique MDLPA code, indicate low primary energy consumption and at least 30% energy from renewable sources.
  • Ask if the project is ongoing Methodology Mc 001-2022.

Myth: „nZEB means complicated technology.” 

Reality: the systems are designed to work for you, not against you — automated, with intuitive settings, easy maintenance (such as periodic filter changes), and clear guides received upon delivery, so you can enjoy hassle-free comfort.

 

Myth: „Only the panels make a difference.” 

Reality: performance comes from the whole — careful design, continuous insulation, high-performance windows, tightness, ventilation with recovery and efficient equipment. The panels complete the puzzle, they do not solve it alone.

 

Myth: „In nZEB it is colder in winter and too hot in summer.” 

Reality: the thermal envelope and ventilation with recovery stabilize the temperature throughout the year, so that differences between rooms decrease, drafts disappear, and comfort remains constant, with reduced consumption.

 

Myth: „nZEBs cost a lot and don’t pay for themselves.” 

Reality: the initial investment is balanced over time through more predictable heating, cooling and hot water bills, plus added daily comfort and a better resale value for the apartment.

 

Myth: „You can’t naturally ventilate in a nZEB.” 

Reality: you can open the windows at any time; the difference is that you also have controlled ventilation that provides fresh air with minimal energy loss when the windows are closed, ideal for the night or very cold/hot days.

 

Myth: „Maintenance is expensive and complicated.” 

Reality: maintenance is simple, focused on periodic operations (e.g. filter replacement), with transparent intervals and costs, communicated upon handover — no surprises.

 

Myth: „nZEB is only for houses, not apartments.” 

Reality: the standard applies to all new buildings, and nZEB blocks deliver the same benefits: stable thermal comfort, clean air, lower bills and a modern living experience.

 

Myth: „The energy certificate is just a piece of paper.” 

Reality: official documents (nZEB compliance report and energy performance certificate with unique code) put energy consumption, renewable energy share and emissions into figures, useful for purchase, insurance and resale.

 

Myth: „nZEB forces you into a smart home and complicated apps.” 

Reality: automations are optional; you can use the apartment exactly like a classic one, and if you want phone control for temperature or light, you add it later, without constraints.

Frequently asked questions

How to obtain nZEB certification?

  • In design: an energy auditor (grade I) prepares nZEB compliance report. The document shows that the project complies with nZEB levels and is submitted with the urban planning certificate / building permit. If the solutions are feasible (insulation, ventilation with recovery, heat pumps, panels, etc.), they are included in the project.
  • At reception: issued energy performance certificate (EPC), registered with a unique MDLPA code. The CPE confirms, through indicators, that the completed building falls within the nZEB parameters of the methodology. A CPE without a unique code is null and void.

 

What does nZEB certification measure and how is it done?

It is calculated according to Methodology Mc 001-2022 and includes: total consumption of primary energy (heating, cooling, ventilation, hot water, lighting), share of energy from renewable sources and CO₂ emissions. All are determined by a standardized calculation.

 

Is there a clear criterion to differentiate nZEB from non-nZEB?

Yes. A building is nZEB if:

  • respect maximum levels primary energy established by Mc 001-2022;
  • ensure at least 30% from primary energy from renewable sources (on site or nearby – up to ~30 km, according to MDLPA guidelines);
  • this is explicitly stated in the nZEB compliance report and then in the CPE. If these thresholds/conditions are not met, we are talking about non-nZEB
